Fall & Spring Inspection & Cleaning
Gas Hot Air Furnace & Air Conditioning Systems $205.00 (per unit)
- Check the blower motor, belts, and pulleys.
- Check the blower motor and bearings. Oil the motor.
- Check the exhaust motor.
- Visual check of the heat exchanger. (If the visual check exposes a concern, another check will be required at an additional cost of $50.00)
- Check the complete ignition system operations.
- Clean the burners, pilot assemblies and electronic ignition parts
- Adjust the airflow on the burners.
- Check the fan limit controls.
- Check the gas valve and manifold pressure,
- Check the temperature rise and drop between the return duct and feed,
- Check the filters. (Replacement filters and humidifier pads are not included and will be charged additionally.)
- Check and clean flue piping.
- Check thermostat and its operation. Check heat anticipator on the thermostat.
- Check all electrical connections and service disconnects on the thermostat.
- Clean indoor air handler and air conditioning evaporator coil and outdoor air conditioning condensing coil.
- Check and clean the condensate pump operation and discharge line. (There is no guarantee implied that the unit will continue to operate properly.)
- Check the compressor.
- Check refrigerant pressures low side and high side.
- Check refrigeration device.
- Check capacitors.
- Final check and operate the system.
Fall & Spring Inspection & Cleaning
Heat Pump/Electric Back-up System $230.00 Heat Pump/Gas Back-up System $245.00
- Check indoor air handler filter. Replace is necessary at an additional cost.
- Check indoor blower assembly, pulleys, belts, bearings, and the blower wheel. Check motor amps.
- Check outdoor heat pump motor and fan blade. Check motor amps.
- Check the heat pump thermostat and emergency electric back up operation.
- Check crank case heater.
- Check electric back up heating coils and sequencers.
- Check reversing valve.
- Check accumulator for visible oil leaks.
- Check filters dryers.
- Check capacitors.
- Check service disconnects.
- Check low voltage electrical circuits that operate the system.
- Check compressor.
- Check and clean the evaporator coil and condenser coil.
- Check the temperature drop and rise from the return and feed plenums on the indoor air handler.
- Check the system pressures with gauges on the refrigerant systems.
- Check the gas back-up operations.
- Check the condensate pump operation and discharge line. (There is no guarantee implied that the unit will continue to operate properly.)

Inspection & Cleaning
Gas Hot Air Furnace
(Fall): $135.00 per unit
- Check the blower motor, belts, and pulleys.
- Check the blower motor and bearings. Oil the motor.
- Check the exhaust motor.

Humidifier
Annually: $60.00 per unit
- Check the humidistat.
- Check the motor.
- Check the solenoid valve.
- Check the pad on the water panel.
- Clean the sump.
- Check all electrical operations.
- Check the condensate pump operation and discharge line. (There is no guarantee implied that the unit will continue to operate properly.)
Note: Parts and repairs are not included in the service maintenance check.
Electronic Air Cleaner
Annually: $60.00
- Check pre-filter.
- Check the ionizers.
- Check the electrical operations.
- Check the unit operation
- Check for operation in manual and auto positions

Gas Hot Water Boiler
(Fall) $140.00 per unit
- Check the boiler water pressure.
- Check the auto feed if applicable.
- Clean the flue and base of the chimney.
- Check the exhaust motor.
- Clean the burners and adjust the airflow.
- Check the gas pressures.
- Check the ignition system.
- Clean pilot assemblies.
- Check the low voltage wiring and line voltage wiring at the unit.
- Check the service disconnects.
- Check the thermostat operation.
- Check the circulating pump oil.
- Purge the radiators and baseboard piping.
- Check relief valve operations.
- Check operating controls.
- Check and operate the system.
Central Air Conditioning Systems
(Spring) $140.00 per unit
- Check indoor blower motor, belts, and pulleys.
- Check blower motor, bearings, and wheels. Oil Motors.
- Check the outdoor condenser blower motor and fan blades.
- Check the indoor handler evaporator coil and condenser coil.
- Check the indoor evaporator pan for drainage.
- Check the cooling thermostat, fan switch and temperature operation.
- Check the temperature split across the evaporator coil.
- Check the condensate pump operation and discharge line. (There is no guarantee implied that the unit will continue to operate properly.)
- Check refrigerant pressures, low side and high side.
- Check the compressor
- Check the filters. (Replacement filters and humidifier pads are not included and will be charged additionally.)
- Check the filter dryers.
- Check all electrical connections and disconnects.
- Check refrigeration device.
- Check the capacitor.
- Check and operate the system.
Contract Terms
During the service cleaning and inspection, any necessary repairs will be an added charge, but a 15% labor discount will be given to our contract customers. Price quotations will be given before any work is preformed. Repairs to equipment will be preformed during regular working hours Monday thru Friday. Emergency service will be given to our contract customers when needed. Necessary repairs will be done if parts are available.
Contracts cannot be voided by the client after signed authorization. Maintaining your equipment through regular inspection, cleaning and servicing can help prevent small problems from becoming costly major repairs. However, we do not imply or guarantee that equipment will continue to be problem free after maintenance is completed.
The contract will be a term of one year from the date of the signed authorization by the client.
